The house is fully renovated throughout, to a high standard and situated in the heart of La Liviniere, close to the Church. The front door opens into a small hallway with cupboard that leads directly into the main living space. The hallway and stairs are tiled in stunning original decorative tiles.
The downstairs area (approx 32m) is open-plan with a wood burning fire in the main living space and a large built in cupboard next to it. A breakfast bar separates it from the kitchen, which has electric cooker, gas hob (using gas bottle), dishwasher and ceramic sink. There is plenty of space for living and dining, and the room has lots of rustic features. The large cupboard under the stairs is perfect for storing firewood/wine. The floor is tiled and there is one large window looking out on to the street.
Upstairs to the first floor, there is a built in cupboard on the landing, housing the washing machine, with space for a tumble-dryer. The floor here is wood. Next to it is a separate WC and sink. The master bedroom (approx. 25m) has built in wardrobe space and a good-sized ensuite bathroom with bath/shower and sink, and marble tiles. The bedroom/bathroom and WC all have tiled floors. The bedroom has one large window looking out on to the street.
The top floor has a stained wooden floor throughout. The stairs open out on to a large landing (approx. 15m) with its own window. This area is currently open for use as a study/extra sleeping space but it would be easy to close it up into a third bedroom. There is a large shower room with walk in shower, sink and WC. The second bedroom (approx 15m) also has a large window looking on to the street.
The house is easy to heat in winter with electric wall heaters and the wood burning fire (with grate into the master bedroom) and keeps very cool throughout the summer.
La Liviniere is famous as the only village in the region with its own wine cru and there are numerous producers to chose from in the village. The village is well-serviced with its own epicerie, boulangerie, pharmacie and post office as well as a new restaurant – Les Meuilieres – and a good bar and brasserie.
