Buying one of the many apartments for sale in Languedoc, France, is a great idea at the moment, as prices are still quite low (especially compared to neighbouring Provence!) and they're also still rising.

The options for buying apartments in Languedoc are endless. There are the big cities, such as Montpellier (France's fastest-growing), Nimes with its Roman ruins and modern architecture, pretty Narbonne, Catalan Perpignan with its palm trees and tapas bars, Beziers and Carcassonne.

We'd recommend looking at apartments for sale in the centres of these cities in Languedoc, as their outskirts tend to be less beautiful. French city-centres, on the other hand, are usually lovely, with large pedestrianised areas, good shops and restaurants, and lots of open-air cafes where you can just watch the world go by.

Apartments in Languedoc's cities isn't the only option of course. You can also look for apartments in the region's many beautiful towns and villages. Towns such as Pezenas, Uzès, Limoux, Lodeve, Agde and Marseillan are all great places to go apartment hunting in Languedoc. All are attractive and up-and-coming, and so offer good investment opportunities.

Then there are countless pretty villages where you can buy apartments for sale in Languedoc. The prettiest would include Caune-en-Minervois, Bize-Minervois, Barjac, Aigues-Mortes, Roquebrun, Cessenon-sur-Orb, Meze, Lagrasse and Bouzigues.

Remember, however, that apartments in cities are much more likely to rentable all-year-round. An apartment in the centre of Montpellier, for example, will probably rent out 11-12 months of the year (strangely, August is the hardest month to find renters). Apartments in towns and villages, however, are more likely to rent out only in the summer months.

Renting an apartment out is a great way to recoup some of the initial purchasing cost. You can always rent out your apartment long-term, but remember that the law is stacked very much on the side of long-term renters, so make sure you find reliable renters. Short-term lettings will earn more money per week, but will obviously be a lot more work for you in terms of change-overs etc.

There are a lot of new-build apartments being built in Languedoc. These are a great investment opportunity, as many can be bought on a leaseback scheme - meaning the developers guarantee to rent your apartment out for you for a fixed return of 3-5%. Apartments for sale such as these will usually cost more money initially, however, and service charges can be high, as many come with shared facilities such as security guards, gardens and even a pool.

Buying apartments for sale in Languedoc to do up is also still a good investment option. There are still a lot of very run down buildings in the region, which can easily be separated into small apartments and renovated to a good standard. The smaller the apartment, the higher rent-per square foot you are likely to get. Again, apartments in cities will be easier to rent out, due to the increased number of young professionals looking for accommodation.
