Properties for sale in or near Pezenas, France are very popular at the moment, as Pezenas itself is lovely and the surrounding countryside very beautiful.

Prices for property for sale in the Pezenas area have risen substantially recently - in line with the rest of Languedoc. The town itself used to be the capital of the region, which explains why it has so many grand buildings with carved stone façades. In fact, barring Uzès, Pezenas is probably the most beautiful town in Languedoc, with winding cobbled streets, hoards of little arts and crafts shops, lots of good restaurants and a lively weekly market. It's also a centre of antiques and arts and crafts, with lots of antique shops and art galleries throughout the town.

Property for sale in Pezenas has been particularly popular with the British, who end to prefer in-land towns (rather than the coast), and who love the architecture, and the excellent Saturday market. As a result, however, Pezenas can be a little quiet in winter (compared to nearby Clermont) as holiday-makers flee their 'maisons secondaires'. But that's true of all of Languedoc, and the growing popularity of villages just outside Pézenas means there are more and more people moving into the sector of Languedoc, making Pézenas all the more lively and interesting.

Property for sale in the centre of Pézenas can be hard to find. The town isn't that large, so good-quality properties can be hard to come by. Pézenas offers apartments in older buildings, many of which will need renovating (a change to add value!). Town houses can also be bought, some of which will have roof terraces or small courtyards. Houses with large gardens in the centre of Pézenas are very rare.

If you're looking for property for sale in Pezenas, then you might also want to search in the many villages around the town. Caux is particularly lovely, as is Magalas, Roujan, Gabian, Nizas and Nefiès. Generally, we'd head north and west out of Pezenas if you're looking for nice property for sale, as you'll find yourself amongst the rolling vine-covered foothills of the Montaignes Noir, which are much more beautiful than areas to the south and east of the town, which tend to be flatter and more built up as you approach the coast. Draw a triangle between Pezenas, Clermont l'Herault and Faugères, and you can't go too far wrong.

That said, you will pay a small premium for property in or near Pezenas. The region is very popular with house hunters, and so prices here are 10-20% higher than other parts of Hérault. It's also quite close to the sea (20-30 minutes to the best beaches), and having Agde, Marseillan and Bouzigues nearby also commands a premium. Expect to pay about €250,000 - €400,000 for a 3-bedroom townhouse in Pezenas, depending on its position and state of repair.

With more flights coming into tiny Béziers airport, and new roads connecting the town more easily with the A9 motorway, the region's property looks set to continue rising in price. A new luxury hotel development in the centre of Pézenas is about to be built, increasing the caché of the town still further.
