Herault is possibly the most exciting department to be looking for property for sale in Languedoc. It's home to France's fastest-growing city, Montpellier, a buzzy university town with a charming pedestrianised centre. Herault is also incredibly beautiful. You'll find property for sale in Herault amongst the region's picturesque vineyards, along its many great beaches (we'd recommend looking near Cap d'Agde, Portiragnes, Marseillan and Serignan) and up into the dramatic Black Mountains to the north.
If you're looking for property for sale in Herault that's town-based, we'd recommend Montpellier and Beziers - but only their very centres. Beziers is finally coming up in the world - with new flights to the city's airport from Bristol and Stansted, lots of road investment to connect the city more easily to the A9 and A75 motorways, and a big new 'Rive Gauche' property development near Beziers station. And its centre is quite lovely - with cobbled streets and nice shops.
Similarly, Montpellier is hugely popular to buy property for sale in Herault, Languedoc. The 'Ecusson' centre of the city is gorgeous, and property prices here are rising nicely. Lattes is also popular, close to the coast.
Buying property in Herault's cities usually means buying either an apartment in an old building, perhaps with some renovation to do, buying an old town-house (perhaps with a terrace of courtyard garden), or buying an apartment in one of the many new-build property developments popping up in Montpellier and Beziers, where the developers often guarantee to rent your apartment out for you for a fixed income. The latter option is the best for those of you looking to buy property for sale in Herault, Languedoc, as an investment.
But there's so much more to property in Herault than just Montpellier and Béziers. travel inland, and you'll find hundreds of lovely villages dotted amongst the vineyards. We'd highly recommend heading away from the coast into the foothills of the Black Mountains, where you'll find typical Languedoc wine-making villages with lots of village houses and villas with pools. The best village to buy houses in Hérault include Cessenon-sur-Orb, St Chinian, St Genies de Fontadit, Roujan, Gignac, Margon, Nefiès, Faugères and Aniane.
If you're looking for property for sale in a town in Herault - then we can highly recommend Pézenas (once Languedoc's capital, and a very popular, pretty town with a good weekly market). It's close to the beaches at Agde, and on the edge of beautiful wine-making country. Clermont-l'Hérault is also quite a nice town. Though not as pretty as Pézenas, it also has a good weekly market, and is very close to beautiful Lake Salagou.
For those of you looking for houses or apartments for sale along the coast of Herault, then we'd recommend Agde, Sète, Marseillan, Bouzigues, Mèze, Serignan and Portiragnes. Agde is very pretty, and hosts Europe's largest nudist colony. Property for sale in Marseillan, Herault, is also very popular. This fishing port is fast becoming the 'Cassis' of Languedoc, with lots of good restaurants and cafes. Mèze is a smaller, less upmarket version of Marseillan, but still very pretty, with lovely views over Herault's Etang de Thau. Bouzigues, a tiny oyster-fishing village, offers gorgeous views of Sète in the distance, though it's quite small and finding property for sale in this part of Herault could be tricky! Serignan and Portiragnes offer property near 2 of Herault's nicest beaches. Avoid, if you can, Valras Plage and villages in the flat, coastal region just outside Béziers.
Overall property for sale in Herault, Languedoc still offers excellent value, and prices are still rising, so it's a great investment opportunity.
